The best smart home security to deter squatters from moving in is not a single camera on the front porch. For a vacant, inherited, between-tenant, vacation, or for-sale property, the useful question is narrower: which layer makes the property look risky before entry, which layer reports the first breach, and which layer still works with the hub you already own when nobody has been inside for weeks?

The layers that actually earn a place

Put the first visible camera where a person approaching the normal entry path can see it before touching the house. A high soffit camera that captures a beautiful top-of-head view is less useful than a camera or doorbell that covers the porch, walkway, driveway edge, or gate. Two-way audio is useful when someone is still outside or has just crossed the threshold. If the budget is tight, a sign plus contact sensors and one visible camera is a more serious setup than four decorative cameras with no breach alerts.

Perimeter contacts and glass-break sensors

The most dependable vacant-property alert is still the dull one: a door or window changed state. Contacts do not care whether the intruder is wearing a hoodie, whether the porch light washed out the camera, or whether your AI package recognized a person. They report the opening.

Start at the ground floor and the places a person can reach without much effort: front door, rear door, side door, sliding door, basement hatch, garage-to-house door, and low windows hidden from the street. If the house has an attached garage, treat the garage as part of the perimeter, not as a storage area outside the system.

Glass-break detectors fill a different gap. A contact sensor on a locked window may never open if the glass is smashed and someone climbs through. Acoustic glass-break coverage is especially useful for rear rooms, garden-level windows, and large sliders where a camera angle is weak or lighting is poor. Placement matters: one sensor in the hallway is not automatically coverage for every window behind two closed doors.

They have deep sensor catalogs, reasonable battery expectations, and years of hub behavior behind them. The important feature is not the logo on the box; it is whether your hub can run the alert rule locally when the broadband modem is down.

A passive infrared motion sensor is good at detecting movement across its field of view. It is not good at confirming that a motionless person remains in the room. In an occupied house, that mostly becomes an automation annoyance. They are not magic occupancy truth machines, and they should not replace door, window, or glass-break coverage. Their best role is inside the property after a breach signal: entry opened, glass broke, and now the living room, hallway, or bedroom still shows presence.

They also create a privacy decision. A presence sensor is less visually invasive than a camera in a bedroom or living room, but it still creates an occupancy signal. A smart lock is not the main squatter deterrent. It does not stop a broken window. It does not make a rear slider stronger. A simulated household that stops simulating during an internet outage is not a serious layer.

Compatibility is where many vacant-property systems become fragile. A device can be technically excellent and still be the wrong purchase if it reports only through a cloud app you do not check, exposes the wrong capabilities to your hub, or cannot participate in local automations. Why Zigbee and Z-Wave still carry the sensor backbone

For contacts, motion sensors, sirens, leak sensors, and many alarm-adjacent devices, Zigbee and Z-Wave remain the conservative choice because the category is mature. There are many devices, many hubs understand them, and the automations can often run locally. That matters more in a vacant property than in a gadget demo because the house may sit through router hiccups, power blips, ISP work, and dead batteries before anyone visits.

The practical test is simple: if the rear door contact opens at 2:13 a.m., does the hub still know, does the siren rule still run, and does someone get an alert? If the answer depends on three vendor clouds agreeing at that moment, the stack is not as strong as the device list looks.

Matter sensors are worth considering; Matter cameras need a status label

Matter is moving quickly, and it is unfair to freeze it as permanently immature. But camera support is exactly the place where buyers can over-assume. Matter 1.5 arrived with long-awaited camera support in November 2025. [5] That means the category exists. It does not mean every major smart-home platform already treats every Matter camera like a native camera.

The first retail Matter smart security camera cited in the available reports was the Aqara Camera Hub G350, priced at $139.99 and reported as going on sale in March 2026. [6] SmartThings announced expanded camera support with Matter 1.5, and the cited launch coverage showed SmartThings pairing for that camera while Apple, Amazon, and Google support remained pending as of those reports. That dated fact changes buying behavior. If you are a SmartThings household specifically evaluating a supported Matter camera, the answer may be different from an Apple Home, Alexa, or Google Home household expecting the Matter logo to erase platform differences. Before buying, check the current platform support page, not just the box. Most practical camera choices remain Wi-Fi and cloud-centered. That is not automatically bad. Cameras are bandwidth-heavy, app-heavy, and often better at clips, notifications, and remote live view when the vendor has built a mature video service. The caveats are power and dependency.

  • Power: battery cameras are easy to mount but easy to neglect at a vacant property. If you will not visit often, prefer wired power where feasible.
  • Dependency: if person detection, recording, or alerts require a subscription or cloud service, decide that before installation, not after the first incident.
  • Hub exposure: confirm whether the camera’s motion, person, doorbell, siren, or audio features actually appear in your automation platform.

A spare phone can fill a short-term visibility gap if the budget is tight or a sale closes soon. That is a stopgap, not a hardened vacant-property layer. If you are considering it, keep it in the recipe lane: turning an old iPhone into a smart-home camera can add temporary eyes, but it does not replace perimeter detection or a siren rule.

A buying order that matches the risk

If the property is empty now and you are buying this week, do not start with a cart full of random devices. Build from the outside inward, and make every layer answer one operational question.

  1. Choose the hub path first. If you already run SmartThings, Hubitat, Home Assistant, Alarm.com hardware, Ring Alarm, or another alarm/hub system, buy sensors that expose the right events to that system. Local rules for contacts, glass-break, sirens, and lighting should be the priority.
  2. Cover the obvious perimeter. Put contact sensors on reachable doors, sliders, garage access, and low windows. Add glass-break coverage where breaking the pane is easier than opening the sash.
  3. Add visible deterrence. Install at least one obvious outdoor camera or video doorbell at the normal approach, then cover the hidden approach if the property has one. Add lighting where it improves recognition and removes cover.
  4. Use motion and presence inside as confirmation. PIR motion is fine for hallways and transition spaces. Consider mmWave presence in rooms where a person could remain still and where a camera would be too invasive.
  5. Make the alert audible and actionable. Tie high-confidence breach events to a siren, a camera bookmark or recording, and a notification to the person who will actually respond.
  6. Clean up access. Change or rekey locks as needed, remove old codes, issue temporary codes, and keep a record of who can enter.
  7. Add occupancy rhythm. Schedule a few interior lights or plugs so the property does not look abandoned, and keep those schedules simple enough to survive routine connectivity problems.

The purchase to avoid is the camera-only bundle that leaves the side door, basement window, garage entry, and local siren untouched. The second purchase to avoid is the protocol wish-cast: buying a Matter camera because Matter camera support exists, without confirming that your platform handles that exact camera today.

For a vacant property in Q3 2026, the dependable stack is visible deterrence plus local-first Zigbee or Z-Wave perimeter and sensor coverage, with cameras and presence detection added where they solve specific gaps. Matter camera support is real progress, but it is not yet the backbone I would trust for an empty house without checking the exact hub, platform, and device status first.
